Some banks record an increase in the number of applications for preferential mortgages in January 2023. First of all, the driver of demand is the fact that banks provide a discount to the new marginal rate of 8%, Kommersant reports.
It is emphasized that the Russians have maintained a steady interest in preferential mortgage programs, even despite a series of New Year holidays. As of January 9, 2023, Sberbank issued 8.4 thousand loans under preferential and family mortgages. Their total amount reached 36.5 billion rubles. VTB also received over 2,000 applications for these programs.
Absolut Bank also emphasized that the demand for preferential programs increased sharply on the first working day: their share reaches about a third of all mortgage applications received.
For example, banks give a discount to the marginal rate under the state program of 8% per annum. Thus, credit organizations are trying to compensate for its transition from 7% per annum. Thus, on average, a new building in a mortgage can be taken at 7.5%.
At the same time, the ambiguous market situation, as well as the lack of prerequisites for improving the welfare of the population, banks are forced to choose a more conservative approach to assessing the solvency of borrowers. Banks are likely to be less likely to approve applications and start cutting lending amounts.
