The supply of housing in Sochi has decreased, burning offers with huge discounts have left the market, but interesting lots up to 5 million rubles are still found. The Realty Times was told about this by experts from the City Realtor Center.
From January 2022 to January 2023, supply in Sochi decreased by 19.47%. In absolute terms, the decrease amounted to 4.7 thousand offers. At the moment, there are 19.5 thousand offers for sale in the resort city.
A more significant decrease in the number of lots was recorded in the segment of the most affordable offer. So, if at the beginning of the previous year almost 1.5 thousand offers were exhibited in the segment of lots up to 5 million rubles, now 956 objects are presented in this category. Thus, the decrease was 34.93% (-513 lots).
– Most of the offers up to 5 million rubles that can be found on free classifieds sites are fake. At the same time, within the framework of this budget, in Sochi you can buy small families in the central part of the city, you can buy a small studio in the Lazarevsky district, for example, in the locations of Anchor Gap, Loo, you can also buy housing in the KSM, Shaumyan, Dagomys, Sobolevka districts. Thus, within a budget of up to 5 million rubles, it is realistic to buy a studio in Sochi with good documents, – said Yulia Usacheva, General Director of the Sochi City Realtor Center.
According to the expert, the decrease in the volume of supply is due to the fact that in December 2022 and early 2023 there was a good market and the number of transactions during this period turned out to be quite significant.
In addition, the narrowing of the market is due to the fact that many people left for the holidays, removing their offer from the market. Also, the decrease in the number of offers is due to the fact that many simply removed objects from the exposition due to a lack of understanding of the future and the general situation on the market.
“In general, we can say that the Sochi secondary market is reviving and even now there are no those very huge discounts on objects,” Yulia Usacheva summed up.
