In 2022, Russian demand for real estate in Turkish Alanya grew by 32%. Valentina Ledeneva, head of the Best House Alanya sales department, told Realty Times about this.
According to her, at the end of 2022, the Russian demand for the purchase of real estate in Turkish Alanya increased by 31.65% compared to the result for 2021.
The absolute peak of the interest of Russians in acquiring real estate in this Turkish city in 2022 fell on October. In the tenth month, the number of requests exceeded the average monthly result for last year by 38.03% and by 81.72% the average monthly result for 2021.
In the fourth quarter of 2022, the number of applications decreased by 1.4% compared to the third quarter and by 4.11% compared to the fourth quarter of 2021.
– The real estate market of Alanya is not so much from Russian, but from Russian-speaking clients. However, it was in connection with the high Russian-speaking demand in 2022 that prices in Turkey soared. The local audience is not at all a key one for Alanya, according to our estimates, the percentage of Turkish buyers is about 1%. At the same time, this percentage includes residents of Turkey living in large cities, and they choose Alanya for recreation, Ledeneva noted.
According to the expert, in 2022, the volume of requests for the purchase of real estate in Alanya from clients from Europe has greatly decreased. Moreover, Europeans are now actively selling real estate in Alanya and buying villas away from the city. This is due to the fact that Alanya has recently, including due to the rush of Russian-speaking demand, turned from a quiet resort town into a full-fledged bustling city that is active all year round.
