In Moscow, the number of apartments cheaper than 10 million rubles has sharply increased over the year. This trend was noticed by experts interviewed by RBC, analyzing data from February 2022 to February 2023.
Thus, Domclick analysts emphasized that the exposure of apartments worth up to 10 million rubles in Moscow in the primary market has increased one and a half to two times. If since February 2022 there were about 9.8 thousand such lots, then in February 2023 their number increased to 16.8 thousand.
The same trend, but with different figures, was also noted by Best-Novostroy experts. 18.2 thousand lots in 2023 against 9.9 thousand year-on-year.
The share of such apartments also increased in the total volume of supply. Within the boundaries of Old Moscow, it has grown to 26% to 30% in the total issuance. At the same time, the largest number of objects is fixed in the primary market of the South-Eastern Autonomous Okrug – 21.5% of the total supply. The second and third places are respectively occupied by the Northern Autonomous Okrug (15.3%) and the Western Autonomous Okrug (14.4%).
Such dynamics in new buildings is associated with a general increase in the number of expositions, as a result of which developers had to reduce prices and provide discounts.
The same dynamics is observed in the secondary market. There, the offer increased by 16%, to 17,000 lots. At the same time, most of them are exhibited in New Moscow, which occupies 27% of the offer. As for the old city, South-Eastern Autonomous Okrug is in the lead (13%), Eastern Autonomous Okrug is second (12%), and South Autonomous Okrug is third (10%).
