According to the expert, the Krasnodar Territory in 2022 ranks second in the Russian Federation in terms of current construction volumes in the regions with an indicator of 8,934,000 sq.m. In January 2023, three regional developers reached the federal level and are now in the TOP-10 in the Russian Federation. According to the federal ratings of ERZ.RF and DOM.RF, for the first time, the regional developer DOGMA became the fourth in the rating of the Russian Federation and increased the volume of construction from 1.02 to 1.74 million square meters. m. of housing.
This suggests that, in general, the level of qualification of specialists in the field of real estate has increased in the region, which makes it possible to sell such volumes and offer a fundamentally new product to the real estate market. The volume of proposals for new buildings in the Krasnodar Territory increased by 40%.
– To date, the share of transactions using mortgages in the Krasnodar Territory has already reached 90%. This is due to state support, affordable family mortgages and special programs from developers, in which, in addition to the state, the developers themselves make it possible to purchase housing with a lower payment,” he specified.
However, the cost of housing in the Krasnodar Territory, according to the specialist, already exceeds the possibility of registering them within the framework of state mortgage programs with a minimum down payment of 15% and a credit limit of 6 million rubles. According to Lutsenko, the authorities should draw the attention of the federal authorities to the problems of the rapidly growing real estate market in increasing the limit.
