In Russia, the number of low-quality housing loans has sharply increased. The Russians allowed delays of more than 90 days on 30.4 mortgages, which is the maximum number since May 2021, writes RIA Novosti with reference to the information of the Scoring Bureau.
– According to the company’s data, in January 2023 the number of overdue mortgages increased by 9.3%, to a maximum of 30.4 thousand loans since May 2021. At the same time, in annual terms, the increase was 15.4%, the report says.
In monthly and annual terms, the volume of “bad mortgages” also increased – by 11% and 12%, respectively. This number amounted to 63.1 billion rubles.
According to analysts, this trend is associated solely with the growth in lending, but in percentage terms, the share of low-quality mortgages is not growing. In general, the portfolio of housing loans remains the highest quality type of lending in terms of credit losses.
However, despite this, there are currently no serious prerequisites for tightening the credit policies of banks. Only approaches to the marketing component of mortgage lending can be changed against the backdrop of certain regulatory pressure.
However, as we reported earlier, in the spring of 2023, mortgage rates may still go up. Such a scenario is likely given the acceleration of inflation, the growth of the key rate and new political upheavals.
