Additional costs for the purchase of housing will amount to 20,000 rubles if purchased for cash. This was told by experts interviewed by RBC.
As experts explained, the client pays money not only for the apartment itself, but also for additional services: preparation of documents, work of realtors, lawyers and notaries, state fees, bank commissions and property valuation in case of a mortgage.
In order for the transaction to close at the minimum cost, it will have to be concluded without lawyers and realtors. Among the mandatory payments: state duty (2,000 rubles), electronic registration (13,000 rubles, through the MFC – free of charge), payment for the transfer of funds – secure payments (3,400 rubles) or a letter of credit (2,000 rubles).
“In total, we get that the seller will spend an additional maximum of about 20,000 rubles,” said Valeria Kulikova, head of the Miel office of Novogireevo.
A legal check, if the buyer has such a need, will cost 50,000 rubles to 150,000 rubles, additional certificates (psycho-neurological or narcological dispensary) – 2,000 rubles.
When concluding a deal in a mortgage, you will have to pay about 0.1% of the loan amount for insurance, and a real estate appraisal will cost 5,000 rubles. If you need to use the services of a mortgage broker, you need to prepare from 20,000 to 150,000 rubles.
