In Moscow, the share of transactions with a power of attorney has sharply increased. Such dynamics, according to information from NDV Supermarket Real Estate, is associated with the departure of a large number of citizens abroad.
Analysts noted that between February 2022 and February 2023, the number of transactions with secondary housing in Moscow made through trustees reached 25% of the total. This is the highest figure in the last 20 years. Back in 2021, it was only at the level of 5%. At the same time, most of the transactions are sales (96%), and the remaining four are purchases.
This dynamic is primarily due to the geopolitical situation, which has led to an outflow of citizens to other countries.
“The vast majority of powers of attorney are issued for a specific transaction and are issued to close relatives,” the RBC edition quotes representatives of the company.
It’s not the only company to see similar dynamics. Est-a-tet analysts also spoke about the same trend, however, according to their calculations, the share of transactions with a trustee was 15%.
Moreover, such figures, according to them, are associated not only with the departure of citizens, but also with an increase in the number of investment transactions. It is not uncommon for buyers to take several apartments in a new building with a view to their subsequent sale as a secondary property. but by proxy.
