Supply in the secondary markets of the coastal towns of the Krasnodar Territory increased by 14% over the year. This was reported to Realty Times by experts from the Moscow Real Estate Investment Agency.
Over the year – from March 2022 to March 2023 – the volume of supply of apartments in the secondary markets of the coastal cities of the Krasnodar Territory increased by 13.97%. In absolute terms, the growth amounted to 5110 objects. Now 41.6 thousand objects are exhibited in 8 cities of the region, while in March last year there were 36.5 thousand lots on sale.
In terms of growth in supply in coastal cities, two settlements are in the lead. In Anapa for the year, the exposition grew by 1790 lots, reaching the mark of 9073 lots, and in Novorossiysk – by 1773 lots, to the mark of 4829 apartments.
The only city where there was a decrease in the number of exhibited lots was Sochi. Since March 2022, the supply has decreased by 93 units, to a mark of 22.2 thousand objects.
Primorsko-Akhtarsk is still the city where the fewest apartments are sold. Now there are 26 apartments for sale in this settlement. In March last year, only 9 lots were exhibited here.
– Buying an apartment for rent in the Russian south, which is completely ready for rent, with customized business tools, is a good tool for a quick start. This is especially important when buying an object before the start of the season. At the same time, it cannot be said that the price of the lot before the high tourist season will become a cost increase factor, rather it will become a limiting moment for bargaining, – said Valery Letenkov, General Director of the Moscow Real Estate Investment Agency.
According to the expert, the most profitable sales options occur when the seller has problems. If the owner of the apartment is doing well and he sells the object not out of necessity, but insofar as then the size of the price reduction will be minimal.
– Today it does not make sense to buy apartments for investment from the regular and open market. The task and work of the investor is to find, select and work with the seller. At the moment, the time has ended when you can buy anything and then you can earn money through natural growth,” the investor concluded.
