Glavgosexpertiza of Russia issued a positive opinion following the review of project documentation and engineering survey results for the construction of 22- and 37-storey buildings A and B of a high-rise residential complex in the Oktyabrsky district of the city of Omsk. Samara. Recently, the developer received permission to implement the object.
The residential complex “Balance Towers” is being built within the boundaries of Lunacharsky and Moskovskoye highways. The buildings under consideration will serve as the entrance gates to the business part of the city. The 37-storey building will be the tallest building in the Samara region. Given that its height will be up to 130 m, additional special technical conditions have been developed to ensure the fire safety of buildings. In addition to the indicated above-ground floors, both houses will have two more underground floors.
“Each of the buildings will be divided into separate blocks with a fan-shaped turn at the ends, which, according to the architects, will create a distinctive architectural image of the residential complex. From other original solutions: it will be possible to enter the courtyard through the front arch, made in the form of an open amphitheater with integrated landscaping.– said Dmitry Fedorin, chief expert of the Glavgosexpertiza project of Russia.
The towers under construction will be based on a reinforced concrete frame and monolithic reinforced concrete structures. It is planned to use ceramic bricks in the decoration of the outer walls.
The buildings will be combined with a stylobate and underground parking. At the same time, the yard space will be equipped according to the “Court without cars” principle, raising it to the level of the second floor. The area next to the residential complex – between the allocated plot for construction and road passages along Lunacharskogo Street and Moskovsky Highway – will be landscaped with paths, playgrounds, landscaping and parking for people with limited mobility.
