In the first two months of 2023, Russia issued 28 billion rubles as part of mortgage loans for individual housing construction (IZHS). Such information is shared by the DOM.RF bank.
“According to the results of the first two months of 2023, more than 6.6 thousand loans worth 28 billion rubles were provided in the country for the purpose of individual housing construction (IZhS), – explained Evgeny Kvasenkov, director of housing development at DOM.RF, during a round table on the topic “ Mortgage lending for IZHS: house kits from light steel thin-walled structures.
The company estimates that every tenth private house is being built using mortgage loans in the country. However, in the medium term, mortgages will be used in every second project.
Kvasenkov also clarified that industrial housing construction plays an important role in the development of the entire segment of individual housing construction. In order for the market to develop in large and high-quality leaps, it is necessary to introduce financial instruments for citizens into the segment of prefabricated house kits and increase their availability.
Thus, the participants of the meeting summed up that the introduction of mortgages on houses from ready-made house kits will reduce the risks of insufficient liquidity of future construction. This, in turn, will give impetus to lower mortgage rates. For example, DOM.RF is already giving a 0.5% discount on such loans.
