In April, sales in new buildings in St. Petersburg declined. According to Rosreestr, 4,158 agreements for participation in shared construction (DDU) were concluded, while in March there were 5,053 transactions. According to experts from the professional community interviewed by Fontanka.ru, the reason is the premature departure of citizens for the holidays.
For example, such an opinion was expressed by Sergey Terentiev, Director of the Real Estate Department of the CDS Group. According to him, the decline in sales in April is due to the fact that the citizens are in the mood for a vacation, and earlier gave themselves a May vacation.
– This can be seen from the volume of transactions, which began to decline in the last week of April. The first half of the month was active – at the level of March, – he said that this kind of dynamics was observed among all partners of the company and developers.
But Maria Orlova, Sales Director of A101 Group of Companies, believes that the reduction in demand for houses under construction in April is a traditional phenomenon. Although it indicates some market turbulence, it is still premature to talk about the formation of a crisis situation.
According to her, the decline reached only 15-20%, which can be called a completely normal market fluctuation. In addition, many buyers have taken a wait-and-see attitude, because mortgage programs are changing too rapidly, and citizens simply do not have time to adapt to these changes.
